Operating Principles

Budgets must be real — not hopeful

A real budget accounts for financing limits, cashflow timing, scope trade-offs, and contingencies that actually occur. An unreal budget assumes prices will hold and decisions can be made later.

Scope is a contract with reality

Undefined scope is the single most dangerous condition in residential construction. Fixed scope does not mean inflexibility. It means intentionality — knowing what will be built, what will not, and why.

Financing shapes design — whether acknowledged or not

Design that ignores financing constraints is speculative. Projects designed with financing in mind finish more often, with less stress and fewer compromises.

Gatekeeping is a responsibility

Not every project should be built. Not every client is ready. Selectivity is not arrogance. It is accountability.

Finishability is the only metric that matters

A finished home is better than a perfect plan that never becomes real. Completion is the standard. Everything else is secondary.
